The four factors that most reliably predict listing probability are equity percentage (homeowners with more equity have more flexibility to sell), ownership tenure (long-term owners are more likely to be approaching a life transition), contactability (whether you can reach them by phone vs. mail only), and property value (which affects your potential commission).
