SmartZip
What it does: SmartZip analyzes property and behavioral data to predict which homeowners in a zip code are most likely to sell in the next 6-12 months. You get a "Smart Targeting" list of ranked leads and can layer on their marketing services (branded landing pages, social ads, mailers).
What it does well:
- Predictive scoring is genuinely useful — their algorithm looks at tax records, consumer data, and property characteristics to identify likely sellers
- Hands-off approach — they deliver leads to you, you don't need to pull data yourself
- Marketing services (ads, landing pages) included in some plans
Where it falls short:
- Price. At $300-500/month, it's the most expensive option by far. For a new agent, that's a significant commitment before any return.
- No outreach help. SmartZip tells you WHO to contact but gives you nothing for HOW. You still need to write your own scripts, plan your own outreach schedule, and track your own activity.
- Territory size is limited. You typically get a single zip code, which may or may not align with your actual farming area.
- Long contracts. Most plans require 6-12 month commitments.
Best for: Experienced agents with marketing budgets who want a "lead delivery" service and already have their outreach process figured out.
Offrs
What it does: Similar to SmartZip — predictive analytics that identify likely sellers. The key differentiator is territory exclusivity: when you buy a zip code, no other Offrs agent gets those leads in your area.
What it does well:
- Territory exclusivity means you're not competing with other Offrs users in your area
- Predictive scoring similar to SmartZip
- Integrations with some CRMs
Where it falls short:
- Similar pricing to SmartZip ($200-400/month depending on market)
- Same outreach gap — no scripts, no contact management, no daily plans
- Exclusivity has limits — it only means no other Offrs user, not no other agent. Other agents can still farm the same area with other tools or methods.
- Data quality varies — predictive scoring is only as good as the underlying data, which varies by county
Best for: Agents who want the predictive lead model and value having territory exclusivity within the platform.
PropStream
What it does: PropStream is a property data platform — it gives you access to ownership records, mortgage data, pre-foreclosure lists, tax liens, and skip tracing (phone/email lookup). It's more of a data tool than a farming tool.
What it does well:
- Comprehensive data. More property data fields than almost any competitor — mortgage amounts, lien status, property characteristics, ownership history
- Skip tracing built in. Find phone numbers and emails for property owners
- List building. Create custom lists with dozens of filters (equity range, ownership length, property type, etc.)
- Reasonable price. $99/month for unlimited data access
Where it falls short:
- It's raw data, not a farming system. PropStream gives you a spreadsheet of homeowners. What you do with that spreadsheet is entirely up to you.
- No scoring or segmentation. You can sort by equity or tenure, but there's no composite score that tells you "this lead is your highest priority."
- No scripts or outreach tools. You export a CSV and figure out the rest.
- Learning curve. The interface has a lot of options, and new agents often don't know which filters to use.
Best for: Real estate investors who need deep property data, and agents who want maximum data access and are comfortable building their own systems on top of it.
PropWire
What it does: PropWire provides free property data — owner names, addresses, equity estimates, ownership tenure, and more. It's a data access tool, not a farming platform.
What it does well:
- Free. The core product costs nothing, which makes it the best starting point for new agents.
- Clean data export. CSV exports are well-formatted and include the key fields you need for farming (owner name, address, equity, tenure, phone).
- Simple interface. Draw a boundary on a map, get the homeowner list.
Where it falls short:
- Limited data depth compared to PropStream. Fewer fields, less detailed mortgage/lien information.
- No skip tracing. Phone numbers are included when available but there's no on-demand lookup.
- Same outreach gap as every other data tool. You get a list. That's it.
Best for: New agents who want to start geographic farming without spending money on data. Also works well as a free data source paired with a tool that handles the outreach side (like LeadBrief).
